**September is all about systems!!** Most people think the difference between an average short-term rental and a great one is the property. Usually it's the operating system behind it. That's true whether you own one or you're advising the client who's about to buy one. Our speaker for this event, Jay Whiteley, has spent his career launching and operating tens of thousands of short-term rentals, and recently purchased his first in Estes Park. This session translates what works at that scale down to a single property. Every part of this business has levels. Level one is making sure the house is sound. Level four is knowing, before you buy, what it will truly earn and why. Most people stop at level two and never learn the difference. We'll walk the full ladder through each stage of the business, and go deep on how the systems underneath actually work. **Buying.** What separates a rentable house from a beautiful one, Colorado regulatory traps, and how revenue estimators are actually built. Why the same estimate can hide either a diamond or a property that will underperform your underwriting forever, and how to tell which one you're looking at. **Pricing.** How dynamic pricing algorithms actually work, what they can and can't see, and why the restrictions you set are usually the thing capping your revenue. **Setup and guest experience.** Designing for conversion instead of taste, and building automation that removes the busywork without removing the hospitality. The hosts who automate first are the ones who fail. **Running it as an asset.** Distribution you can actually operate, reviews as a rate lever, the metrics that predict performance, and what gross revenue really nets. **For the agents and lenders in the room:** you'll leave able to underwrite an STR the way an operator does, spot the properties that will underperform before your client buys, and speak credibly to investor clients about what running one actually takes. **For the operators in the room:** you'll get the tips and tricks from someone who has built multiple high growth companies in this space, and see how the largest operators think about pricing, distribution, and guest experience. He got his start in short-term rentals at Booking.com, helping build its Homes division when vacation rentals were still the new kid on the block. Then came Evolve, which he joined early and helped grow from the ground up, building teams and functions across the company before becoming head of revenue and booking over a billion dollars a year. Along the way he authored a patent for an automation called FLEXStep that adjusts a listing's cancellation policies as check-in approaches to win more bookings. Today he's the VP of Revenue and Commercial at VueStay Vacations, one of the largest new property managers in the country, where he builds the automations that make hosting more profitable and a lot less manual.
